How this calculator works (NSW)
Transfer duty in NSW is calculated on a sliding scale of your property's dutiable value — the higher of the purchase price or market value. The 2026-27 general rates run from $1.25 per $100 on the first $18,000 up to $5.50 per $100 on the portion above $1,290,000, with a higher premium rate of $7.00 per $100 applying above $3,870,000.
Eligible first home buyers pay no transfer duty on a home valued at $800,000 or less (or vacant land at $350,000 or less) under the First Home Buyers Assistance Scheme, with a tapered concessional rate applying up to $1,000,000 (homes) or $450,000 (vacant land). Foreign purchasers pay an additional 9% surcharge purchaser duty on top of standard transfer duty.
