That typically means recent Business Activity Statements (BAS), an accountant's letter confirming income, or a set number of months of business bank statements, in place of two years of tax returns.
Who typically ends up needing one
Low-doc options are most relevant for business owners whose most recent tax return understates their current income (common in a growing business), or for self-employed borrowers who haven't yet completed two full financial years under their current structure. It's a narrower group than people often assume — most self-employed borrowers with steady, established income still qualify for standard full-doc lending.
The trade-offs worth knowing upfront
Low-doc loans typically come with a smaller pool of available lenders, often require a larger deposit, and some lenders apply different pricing or loading to reflect the reduced verification. None of this makes low-doc the wrong choice — it's simply a different risk profile that's worth weighing against your specific timeline and options.
